Short answer: Estate agents do not compete with each other in local search so much as with Rightmove and Zoopla. The winnable ground is vendor intent — valuations, “best estate agent in [town]”, and fee comparisons — where portals are weak and local reviews decide instructions.
Buyers go to portals. Vendors go to Google.
This is the single most important strategic point for agency marketing. Someone looking to buy a house opens Rightmove. You will not outrank a property portal for stock searches, and chasing that is wasted effort.
Someone thinking about selling behaves completely differently. They search for valuations, they compare agents, they read reviews, and they look for local expertise. That search happens on Google, portals do not own it, and each instruction won is worth thousands in fees.
Point your entire local search effort at vendors and landlords.
The valuation keyword cluster
This is the highest-intent cluster in estate agency:
- free house valuation [town]
- how much is my house worth [town]
- estate agents [town] fees
- best estate agent in [town]
- online vs high street estate agent
These need dedicated, substantial pages — not a booking form bolted onto the homepage. A valuation page that explains how you value, what affects price in that specific area, recent local sold prices and what happens after the valuation will outperform a form every time.
Branch-level profiles
If you have multiple branches, each staffed physical office gets its own Google Business Profile, with its own address, phone number, hours and reviews. This is legitimate and correct — unlike duplicate listings for a single location, which are a violation.
Each branch profile should be managed as a distinct entity:
| Element | Per branch |
|---|---|
| Address and phone | Unique to that office |
| Reviews | Collected from that branch’s clients |
| Photos | That office, that team |
| Posts | Local to that catchment |
| Website link | The branch page, not the homepage |
That last point is commonly missed. Pointing every branch profile at the site homepage weakens the relevance signal for each one.
Reviews decide instructions
Estate agency has a trust problem in the UK, and vendors know it. They read reviews carefully and they weight recent ones heavily.
What makes agency reviews persuasive:
- Named negotiators mentioned by clients
- Specific outcomes — asking price achieved, timescales, chain problems solved
- Mentions of communication, which is the most common complaint in the sector
- Recency, because agency staff turn over and vendors know it
Ask at completion, when the sale has gone through and the client is relieved. Ask sellers and landlords specifically — buyer reviews are pleasant but do not influence the audience you are targeting.
Lettings is a separate proposition
Landlords search differently from vendors and value different things: compliance handling, tenant vetting, void periods, management fees, legislative changes. If you offer lettings and management, it needs its own pages and its own content stream.
Landlord content also has an advantage — regulatory change in UK lettings is constant, which gives you a genuine reason to publish regularly about something your audience urgently needs to understand.
Local expertise as a ranking asset
Estate agency is one of the few sectors where hyper-local content is both natural and defensible. Area guides, school catchment information, transport links, local market commentary, recent sold-price analysis — this is content you can produce credibly and national competitors cannot.
The caution: it must be genuinely useful. Thin area pages that swap a place name into a template are precisely what Google’s local updates target. A real area guide written by someone who works there is a durable asset; a templated one is a liability.
Frequently asked questions
Can I outrank Rightmove?
For property listings, realistically no. For vendor and landlord intent — valuations, agent comparison, local market advice — absolutely, because portals do not compete seriously there.
Should each branch have its own listing?
Yes, if each is a genuine staffed office with its own address and phone. Do not create listings for territories you cover without a physical presence.
How do I compete with online-only agents?
On local proof. Online agents have national brand recognition but weak town-level review profiles and no local content depth. Proximity and local reviews are your structural advantage.
What is the highest-value page on an agency site?
The valuation page, in almost every case. It is the direct entry point to an instruction.
